The landlord is very very sensitive to any sounds but he talks super loudly himself

The landlord is very sensitive to noises but is talking very loudly over the phone or is yelling at his family a lot. A lot of noises come from them but the landlord doesn't tolerate any noises from us at night. Everyone else in his family is good. But the landlord can be a big headache if you don't go to bed early and have to stay up late for work. Very small noises can wake him up and you will feel very stressed to live above them. He only returned us $1,000 out of our $2,350 deposit.
