The condition of the rugs was filthy on move in and the leasing agent acknowledged the issue. They took no action to clean them but were sure to keep the security deposit for filthy rugs on check out This must be the business model that is in place under the manager Alyce. Beware!!!!!
I would not recommend living in this apartment. When I moved in, the apartment had several damages and neglectful construction that needed to be fixed. After many messages to the landlord, I had to get my parents involved in order to get things fixed. The landlord refused to replace damaged blinds from the last tenants, citing that this was our responsibility. Upon moving out 2 years later, he blamed us for damaging the blinds and took the money out of the security deposit without speaking to me
Avoid this awful place! Would give “0” stars if I could. They take your money and deposit. Temple Villas takes advantage of students at a time of housing need and is a bad place to rent for many reasons including that they fail to repair problems they are responsible for and then falsely hold back security deposits that tenants are owed. Any positive reviews are solicited as we were asked to give a review before moving out with the promise of good faith return of security. Bad !!!!
Temple Villas emailed us within only 2 months of our having lived in this apartment, asking us to renew our lease for the next year or else they would raise the rent. Not having known any better at the time, we did so and I HIGHLY regret it. Our apartment being a basement apartment became very problematic when it came to MOLD and PESTS. We are currently still dealing with an infestation that the exterminator has not been very responsive with. On top of this, the walls are so thin that I can hear all of my neighbors' conversations, and our apartment got zero sunlight during the day. If I could terminate my lease right now, I absolutely would.
I submitted a dispute because part of my security deposit was not returned. Temple Villas will not accept disputes in person or via phone - only email. Despite following up weekly with an email I did not get a response. After over a month I received an automatic email reply letting me know the person I was working with had left and to contact someone else. I forwarded each email to that person but still didn't get a response. I then called only to be told someone would get back to me but never did. When I called back again, I was told that the window for disputes had ended and if I hadn't heard back that meant my dispute was denied. Their customer service is THE WORST. Do not rent from them - you'll regret it!!!!!!
Youall The bad reviews say it all. Do not rent with Temple Villas. They are grimy people who take advantage of college students. There apartments are poorly constructed, they are consistent liars. They lie about rent and their lease. There are other options and hopefully temple villas shits down soon.
Parents and students BEWARE! The office staff attitude is rude and extremely unhelpful. Eight months into the lease and items like a working security system are still outstanding (the list is extensive). Do not expect your apartment to be clean upon move in (see pictures- every room had issues like stains, mold, broken appliances, broken toilets, and the heat does not work properly). This morning they removed the exterior lock without notice and left the building unsecured for hours. The attitude was accusatory towards the student reporting the potential break-in/security breach. Additionally, when we called to follow up to escalate the issue as well as to identify when this would be fixed Omar loudly and obviously "sighed" after I said hello, not once but twice as if I was annoying him. This attitude towards paying tenants is unacceptable. Tenants should be notified at least by email when there will be maintenance or a showing especially when it means they will be entering the apartment for nonemergency reasons, they do not notify the students at all. Overall this company does not take care of the properties and has rude office staff.
Temple Villas is the worst. DO NOT SIGN A LEASE WITH THEM! They do not care about their tenants at all. Horrible customer service and inept staff. I have never written a review about any company/organization,but I felt compelled to write one about Temple Villas,because of how truly terrible they were.
I had no issues with Temple Villas until I moved out and got my security deposit back. First, they charged me $75 in cleaning fees when my apartment was SPOTLESS. When they did the pre-move out inspection, they told us we needed to shampoo our carpets in our room or else we would be charged for that. Not to mention they told us this information ONE WEEK before our move-out date. Also not to mention that shampooing the carpets was nowhere to be mentioned in the lease. Just "general cleaning" and I'm sorry but shampooing carpets does NOT count as "general cleaning." If it were in our lease, or they told us about needing to shampoo our carpets more than a week in advance I would have had no issues taking care of it but it's extremely unfair to be given no fair chance at doing so. Second issue, they also charged me $85 for a key replacement when I, in fact, handed in my keys on time. When I tried contacting them to find out why they charged me, they demanded I offer proof of me returning my keys. I was not given nor was I even offered a receipt after dropping my keys off. Temple Villas overall is just going to charge you for random things so they can make money off of you. DO NOT FALL FOR IT.
Apartments are built with extremely cheap materials, but they look somewhat new. Walls are paper thin, so no privacy at all. You can literally hear everything. A ton of bugs year round. Air conditioning hardly worked. They often wake you up in the morning to do showings (like every weekend, often unannounced) AND most importantly, they essentially steal deposit money, and they do not respond if they owe you money, so it’s basically impossible to get your money back.
Just horrible from the move in. It was filthy when we moved in my dad was cleaning up dog hair all off the floors from the previous tenants. There were holes in the wall, the dishwasher was broken, and a small wear in the carpet. They have leasers who flat out lie to you to get you to sign. They are overall unprofessional and rude, don’t even try bothering with the management, they are ridiculously unresponsive and talk down to you. We get a check list at the end of the least and we did everything on it (scrubbing the place clean and shampooing carpets and everything) we honestly left it in better shape than when we got it. Still only got like 200$/800$ mostly to pay for carpets (which we shampooed like asked to) and for a security system I asked multiple times to be turned off and was told was turned off, but i guess not because they still charged me for it. They don’t give 24 hours notice like they are supposed to, multiple times the maintance people just walked right in (there was a time they didn’t even knock!) Just look everywhere else but here!
TEMPLE VILLAS IS THE WORST. They have NO reminder notice when rent in due. NO easy on-line payments. $20 charge to pay with credit over the phone. $30 late fee on the 6th day. Unfortunately due to THEIR LACK OF COMMUNICATION I had no idea my daughter's lease was starting in July and was charged $30 when I called on the 6th to inquire. I asked if they would pardon me on the late fee and explained my situation. I received a rude email explaining that they would not pardon the late fee. My daughter rented from CROSS RIVER REALTY last year and they made is super simple to pay rent. It was easy to set up an account on-line and we received notice each month when rent was due.
I will never rent from Temple Villas again. The people that work there do not want to do their jobs and are VERY unprofessional. Also, the mailing system is terrible. You must walk all the way to their office on 16th and Cecil if you order any packages. Overall the house is fine its the people at the company that suck.
Temple Villas staff is not helpful at all. I have a different property group now and they are significantly better. Beware - they will try to take money out of your security deposit for a made up reason. They asked for pictures after we had already moved out with zero damages or problems. They don't warn you of this and then are difficult to get in contact with.
We were accused of flooding our apartment when there was supposed to be cameras installed but later came to light they never worked. They kept our security deposits and asked for $300 more and gave us no itemized list of the damage they claimed we did. Wesley will not respond to any emails and will refuse to talk to you through any other type of communication.
Do not sign with temple villas. 1. They have come unannounced several times which is against agreement and unsafe. I have to let these strange men into my house just hoping it's true because they say they are with my realty. -even the times that they come announce, they never say a time and usually just an email the day of. 2. They make you decide in October whether you are going to sign your lease again in JULY for the following year or else they will raise rent. 3. They are straight up lying when they say your apartment will be ready the 1st. I came to my apartment the 6th of my first month and there was goodnight in the fridge, there were huge holes in the wall, the carpets were stained, the walls were not repainted. It was disgusting. They told me it was a one time thing but not true, too. I was talking to the guys who are seperatly contracted to do the rugs and they were like I don't know why they told you it'd be ready the first we start doing all the apartments the first but mine didn't come until at least a week later so I couldn't move any of my stuff in. They are unprofessional and exploit college students. DO NOT SIGN WITH TEMPLE VILLAS
So actually living in my particular Temple Villas location wasn't that bad. The apartment was big, the rent was pretty cheap and for the most part they came to fix things when asked. BUT. Dealing with Temple Villas is a headache. There are too few people working there for the amount of properties they have and they're pretty sketchy about the way they handle certain things. I'll list a few of my biggest headaches below: 1. Security Deposits- PLEASE PLEASE PLEASE take photos before and after and keep your move-out checklist/ make sure they do one for you. Do not let them wrongly charge you for damages that you didn't do and take them to court if need be, trust me it's worth it. 2. No Online Portal- Now this may sound like a whiny thing, but honestly for their size I know they can afford to put a portal in place. Because of this you have to make sure to get your rent to the office on their time, have to contact them via email/ text for maintenance things and your stuck dealing with their slowness in general. 3. Move in/Move out- THE WORST. Because their properties are basically always rented, there's no downtime between tenants. Which means your place probably won't be clean when you move in and it'll take a while before it's actually cleaned. It also means that they have a ridiculous $100/hr charge if you don't return your keys by noon. 4. Maintenance- There were several issues with our apartment throughout my tenancy (I lived there 2 years) and the best way to get in touch with maintenance is via text. Sometimes they'll come out that day, sometimes that week, but they just show up (it's in the lease that they can do that) so just beware of that.
They cancelled my lease to renew without notifying me ahead of time just to raise rent, and accused us of lying when we had an AC problem because the electric bill came to $400 just for using the AC. Elevator has been broken for weeks and they went back on their word by saying the garage is open for anyone moving in and out by installing a new garage door to prevent people who did not buy a garage pass from using the garage to move things. Also told my ex roommate that she will not be getting her security deposit back because that is what pays for the last month's rent when we paid for first month's and last month's rent separately. They also have cameras installed in the apartment but I'm pretty sure they don't even work since there are so many pets living in the apartment and I'm sure none of them have been approved. YOU HAVE BEEN WARNED. STAY AWAY FROM TEMPLE VILLAS
Temple Villas are among yhe worst realtor agencies. They treat you as if your unknowledgeable regarding apartment tentals and then speak to you wit a patronizing and condescending attitude. TV began showing our apartments in November and stated that my roommates and I couldn't sign individual leases( we previously did not know eachother and had individual leases) and we had to move. I'm still waiting for my security deposit.
This company is horrible. Horrible. I'm living in an apartment that is unsafelty built and I feel as if the walls aren't built correctly as I see the foundations coming through and it's a 1.5 year old building. The buildings are built too quickly and not accurately: it's an unsafe environment and seriously do. Not. Rent. Through. Temple villas.
Ahmed was our landlord and we lived there for 3 years in college and couldn't have asked for not only the best apartment but an easy going landlord as well. They make you feel like this is your permanent home at Temple Villas. My roommates and I always felt safe, which is sometimes difficult for off-campus temple housing and we thank Temple Villas for doing so. After moving out, we can't imagine moving into a better place any time soon - we miss it more than anything. The rooms were huge and we each had our own bathroom. We were able to entertain at our leisure and maintenance was always on hand if we needed them. Truly the best experience my roommates and I could ask for.
