We recently rented this unit 4718 Coralberry Court in Aberdeen, MD and found it to be satisfactory however, due to job relocation we were just shy 1 month from the end of a one year lease. When we found out that we had to relocate, we immediately informed the landlord and began to negotiate options for terminating the lease early. We offered to pay through July and have her keep the deposit which would have paid out our lease terms. The landlord denied us this option and so as it were we prepared to stay until the end of the lease. A few weeks later, she came to us and as a way to help us stated that if she could find a renter before the end of the lease she would let us out. She contacted us in June stating that she had found someone willing to rent beginning June 3rd and that we could pay the prorated portion for the first 3 days in June and call it even. She even sent a signed lease addendum for us to sign and agree to. The following is an excerpt of that agreement: "Negotiations made it possible for me to secure a new tenant to cover from June 3, 2021 to July 31st to complete his original term. This results in a win/win outcome for both landlord and tenant. Mr. Bush's responsibility for rent will end on Wednesday, June 2, 2021. The new tenant will take possession as of Thursday, June 3rd. Mr. Bush's rent will be prorated @ $31.67 per day for the month of June for a total of $63.34." We moved out of the unit and she conducted our walk thru for cleanliness and collected the key with the knowledge that the 2nd key would be mailed to her from Columbus, GA. On or about June 4th or 5th we heard again from Ms. Jones(the landlord) and she informed us that her new tenant had become non responsive and would likely not be moving into the unit. She at that time wanted to keep our deposit because she stated she was having financial difficulties and had no other prospects. We reminded her of our agreement and told her we could not just give up our deposit as per our agreement we would wait the 45 days to give her more time. On the evening of July 15, 2021, we heard from Ms. Jones through email stating that she would be keeping most of our deposit for cleaning (which was non existent), and the return of the key coming from GA which she claimed she did not receive until June 15, 2021. She conveniently found a loop hole that allowed her to keep the bulk of our deposit. It is simply NOT RIGHT. We made no mention of the fact that she entered the unit when we were not there throughout our tenancy, or that there is not enough parking in the complex, or that she used that back entrance for a garden and would often be right outside our patio window. People should know that this is definitely a basement apartment and the temperature controls are in the main part of the house which leaves you subject to her heating or cooling desires whether she is at home or not. There is no oven, just a cooktop, the crockpot unless it has been replaced is cracked and the blinds on the patio door make it a definite pain to go in and out. While there we replaced several that were broken(we even left the extra replacements in the storage room). Getting deliveries can be a hassle because the unit's only entrance is down a hill in the back of the row which backs up to the woods. The vacuum cleaner that she provided didn't work(so we purchased our own). She monitors water usage. She is a pretty nice lady however she is in need of money so don't count on getting your deposit back no matter how clean you leave the unit(we left it cleaner that when we moved in). ie the rental amount has increased since we rented a few months ago. *Military Beware* #Zillow.com, #Militarybyowner.com
