The best thing about this apartment (in a four-plex building), is the price and the school district. The price is, as advertised, the lowest price to find in the most preferred school district in this city. The layout of the apartment is good. I am pleased with the square footage, layout, and space. There are in-unit laundry hookups, which is a huge advantage! The neighbors in the building are incredible - I feel very lucky. They are very friendly. The neighborhood isn't terrible - there are buildings with in-home services for individuals with disabilities and there are frequent disputes among both residents and service workers. Sometimes there are no disputes, and there's no issue. I feel safe here, so safety is not a concern. The repairman/handyman who has responded to several issues has been prompt, thorough, hard-working, and very friendly! He does everything in his power to fix problems with the apartment. The bad news...the landlord(s) have proven to be difficult. The primary individual responsible for the rental management has disregarded the obligations of landlords under the Kansas Landlord and Tenant Act. The apartment was somewhat updated when I took possession, but by no means ready to be habituated. I have exceeded my duties as a tenant by cleaning, updating, and maintaining the apartment. In return, the landlord has refused to compensate me for my labor and expenses adequately. Additionally, the landlord has demonstrated unprofessionalism by indicating his distaste for me to my neighbors, particularly because the distaste seems to be the result of my insistence upon adequate fulfillment of landlord obligations. Overall, I enjoy the space and my neighbors. I no longer enjoy the interactions with the landlord because of the lack of professionalism and noncompliance with landlord obligations.
