OTTS Ocean LLC / 311 Rogers advertised this building as a doorman building and slowly but surely, without any communication with tenants, cut back the doorman hours until the position was completely dissolved. Tenants are still paying the same rent rates despite this major change. The management company still has yet to communicate with tenants about this change. It’s as if they thought if they did this gradually, we wouldn’t notice.


If you are touring a building managed by this company and see a doorman, know that it is temporary. This management company has done this with other buildings, as well. They will eventually transition to a “full time virtual doorman” and try to have you believe that this is new technology that further supports their goal of being a “cutting edge building.” It is clear that they are cutting corners and giving tenants less for more.

The landlord puts minimal effort into maintaining the building at 1326 Ocean Avenue, despite it being only about 3 years old. My apartment wasn’t cleaned prior to move in, which should have been a big warning sign! The toilet seat was broken, the kitchen counter tops and stove were scratched and soiled, and there were visible cracks in the walls near the windows. There are two wierd cement blocks bolted onto the back of the stove, giving off a very bad chemical odor when I cook. There are mold issues throughout the building, and the water is very hard. The hard water renders the washer and dryers in the basement useless because the clothes don’t rinse properly, leaving the clothes dingy, unclean, and with limescale and rust stains. The landlord doesn’t vet tenants at all. One of my neighbors has been smoking and using drugs and the building has done nothing about it. Despite being a no smoking building, there are multiple smoking complaints and the landlord has taken no substantive action to address them. Security has been pretty much nonexistent since I’ve been here, with multiple trespassers and an attempted break in that I was unlucky enough to witness (See problematic neighbor above). There are a lot more problems in the building (illegal shared electrical meters, illegal apartment conversions, illegal commercial construction), but I’ll just say I’d would recommend avoiding any buildings managed by Rogers management or Otts Ocean LLC!
