We lived in this home for 7.5 years. The home is wonderful and well maintained. Our landlord kept it mostly up to date. There was a leak in the garage for 4 years that never got resolved. There was a leak upstairs which caused mold, which took 2.5 years for him to fix, leaving us very worried about our health. Other than that we had good relations with the landlord. The problem started when we moved out. The landlord started to tell us that we would either have to pay for the whole house renovation or the re-renting fee he had to pay his real estate person. We left the house in fine condition with only normal wear and tear and one cracked tile in a closet under the stairs. Enough pictures to prove that. Even the real estate person who walked through the home stopped to double check and complemented us on the state of the house, asking if we really lived here so long. The new tenants actually did not want our landlord to do any painting or maintenance, they loved it and were happy to accept it as is. Just before the 30 days was up for him to pay us our 2 months security back, he presented a list of $3300 in damages. If we did not sign right there he would increase the list of damages to $4500. Of course we did not sign. He has continued to withhold the non-contested part of the deposit in order to ensure the whole amount we would have to sue him over is larger than the limit in small claims court. He has specifically told us, he is doing this to spite us because we asked for receipts for our damages and we indicated we were not willing to pay for painting the house, or buffing the floors which after all those years is part of normal maintenance. He has also admitted that if we would not have been such great tenants he would have charged us the two months of rents as damages cause business is business and he wants to get as much out as possible. So far we are over two months in now, we've signed off on $2700 on damages, feeling forced to do so, so we can at least get the rest of our money back and now he is still not paying the remainder out citing he needs us to sign even more docs. We think he spent the money and simply does not have it. Do not rent from this man. And if you do rent from him, make sure not to pay the last two months of rent like we did. Trusting him to treat us well, like we treated his house all of those years was a big mistake. Ps. the house has termites since three years, we've shown the landlord. When we left, he had not remediated it yet.
