Maison started out great , and then they switched property managers recently and it turned into a nightmare. When I complained about the lack of response after multiple ceiling tiles in my home have fallen, instead of fixing them , the property manager mark added false charges to my account . I have never had an issue with maintenance , they call or text before they’re arriving and just make sure I’m home and that we can get everything done. At the time of this there was no text no call I waited at home for hours only to receive in the app a notification that I was charged for refusing entry . When trying to contact them about this fee and another fee they tacked onto my account there was no assistance. Instead A late fee was added on to the fee I shouldn’t have been paying in the first place. I have never seen such disrespect and negligence in a property manager. The company has gone down and I do NOT recommend renting from them until they hire better management
I signed a lease in January that was to start in May. Maison sent me a note telling me they were not honoring the agreement! Since that time Maison has not once answered ONE of my phone calls! We had to call 911 because a pipe broke on the 2nd floor and poured down three floors into the basement apartments. Maison did not respond until long after the fire department left. I had a dead animal in a wall. I called and complained. THEY DID NOTHING for 1 month it stank!!!
AVOID AT ALL COSTS First off Victoria forced a 695$ month rate on me when the ad posted was 675$. And she was very unclear what was included and what was not. The cleaning personnel don’t like their job so they do a poor job of cleaning and used racist slurs while in my home as well as threats When I brought their behavior to the attention of the staff and it was blown of as a disagreement and I was screamed at and hung up on by Victoria a leasing agent for trying to make sure that they don’t find that behavior acceptable. She refused The maintenance crew is impossible to communicate with, they have an attitude, they do a terrible job band aiding things and refuse to make a real fix. One guy patched a sliding door for me and then struggle for 3 minutes trying to slide the door and said there you go all set....the door still barely moves. I have exposed unfinished wood under my bathtub that was covered in cat feces and urine when I first moved in. (Keep in mind I have photo documented all these claims) It took all weekend to get someone to come clean it up and they didn’t do it thoroughly, the second person came and did a bit better but all they used was a shop vac. And after all that I still had to clean up more cat feces left by them. That was all they did about the matter......so there is urine and feces soaked wood still under my tub emitting ammonia mostly when it gets hot. One day my upstairs neighbors flooded their bathroom and destroyed the ceiling tiles and they kept crumbling on me, they were replaced quickly which is great and but my toilet, my bath tub, any surface really, near my toothbrush they left mouse droppings and more questionable and gross debris from the ceiling. ********WARNING********** IF YOU COMPLAIN ABOUT THINGS, AND IF YOU HOLD THEM ACCOUNTABLE FOR THEIR ACTIONS THEY WILL RETALIATE IN ONE FORM OR ANOTHER. They will go as far as to attempt to cancel your lease, for you out for asking them to have some professionalism. They will not accept anyone that that stands up for themselves or what’s right Stay tuned there’s more to come..... lots more A few months after I moved in two girls moved in above me/ the previous neighbors we sweet and easy to get along with. The two new tenants were very hostile when I told them to please stop slamming their door hard enough to knock my pictures off the wall. They retaliated by yelling at me through to wall threatening to ‘beat my ass’, slamming the door harder and stomping around harder. I communicated thoroughly with the landlords and they did reach out the the new tenants and I thought everything was fine One day I get a call while I had been out of town for a weekend. It was John head of maintenance accusing me of yelling and banging disturbing the upstairs neighbors. I had my mother verify I was three hours away with both my pets. John refused to answer my question of “how am I making noice from 3 hours away”. When I got upset that he would not answer that he hung up on me. Then I got an email that they want to terminate my lease. I call them and they said well since you’re so upset with us just go (Mind you I have no interest in moving this is my home and it would cause me a great headache to be forced to move) SO BECAUSE THEY MESSED UP AND REFUSE TO ADMIT IT, AND BECAUSE I WAS UPSET FOR GOOD REASON THEY ARE RETALIATING BY FORCING MY FROM But at this very moment I’m attempting to corral another bat out of my apartment. Maison is now refusing to take my calls or respond to any of my communication.
Our original landlord was bought out during covid. We were never late on rent before covid but we explained to Nicole that we would pay her every penny owed. She would say" thank you for letting me know, no problem " and then she would send people to my home under the pretense they were from the court house. She's also so smart that instead of calling them late fees she calls them "14 day notice fees" and charges 25$ for each copy that 75$ in late fees each month .
I have enjoyed living in this community, and renting from Maison! It is a fair market price, the crews do the best that they can, and have always been nice to me. Never plowed snow, Lawn crew damaged cars, Stolen property from storeroom. Apartment doors left open ,by the repairman. None speak English. Items missing after workers at the unit. Fools at office John and other male need find jobs. Owner ok. Friends made appointments to view open, For Rent Units Vicy never showed up. 3 times. Woman just bought the apartment complex, Yet down zip. Slumlord is what other people say. Apartments were bad with last owners, now worse. Many older residents said to wait and see, just got the place a year ago. My car got buried by plow. Been locked out of the apartment, had to wait 3 days, before Juan showed up. in winter, What the f.
Worst-kept building on the block. Pressured to sign lease before tour. Homeless people sleeping in basement. Hired people to throw out literally everything in attic after one couple moved, had to clutter our apt with what we had stored. Agressive whenever in contact; attempting to negotiate rent after a year went nowhere. Attempted to hide hidden fees in lease. Inadequate parking; 3 spaces for 8 apartments. Plumbing is a disaster; water heater shared across all apartments. Gutter fell off months ago, no word on repair. Had an issue wth mice after the first freeze; took a week for the exterminator. He laid one trap in each apartment, the landlords blamed the tenants for food storage. Was overcharged for rent one month from their online system; charged twice the amount specified on the page. After blaming me, they wrote a check and told me to take it up with the bank. Do not rent here.
The ceiling started leaking the first rain storm that happened when I lived there. It took 9 months for me to give up and move out. The ceiling collapsed twice and was left with a gaping hole for weeks. The water damage spread out over 10 feet in the room and forced me to not use that room. A similar thing happened to my neighbor and they had to move out as well. The mold damage was so severe I got sick upon entering the house. The last time the ceiling collapsed, it black mold and rotting mouse carcasses fell into my kitchen. At that point I decided it would be better to be homeless than to live there and moved onto a friend's couch for the last 3 weeks of my undergrad. They were completely unresponsive. I sent them the same request once a day and it would take them weeks to acknowledge it. My favorite part is that they had a new tennant scheduled to move in on June 1st, when my lease went until May 31, even though there was literally a hole in the ceiling. Save yourself the illness and headache and rent anywhere else.
We didn't have any major issues with our apartment. Management returned our calls usually within 24 hours and urgent maintenance issues were taken care of right away. We did have an issue with our drawer that was not repaired until a week after the request was submitted. The apartment was in good condition when given to us and the staff was very friendly.
There has not been electric going to the laundry units for weeks now. We moved here because there was laundry available and I do not have a car. I have sent in requests on multiple occasions with nothing done. Our stove has been broken for the duration of our lease, the power turns off whenever it chooses, and we went at least five days without heat or electric in the middle of February. Takes them days if not weeks to solve problems.
Rent from any other company at all costs, I had a spot in my ceiling leak 4 times and each time I had an open hole in my ceiling that they took a minimum of 2 weeks to replace, one time over a month. They are extremely rude and have horrible customer service habits, I would rather be homeless than rent from these a** holes.
I have never felt more taken advantage of by a landlord in my life. I had a gaping hole in my ceiling 3 separate times and each time it took them OVER A WEEK to repair the hole and until the 3rd time repairing it they were just closing the ceiling up and not actually fixing the leak. Finally closed all the ceiling holes and fixed the leaks it the never even painted over it so my place just looks like trash. Also for the final month of my lease they have scheduled 4 showings at different dates/times and then proceeded to cancel every showing the day of about an hour before. DO NOT RENT FROM THEM!
Don't work with them it's not worth the cheap rent. They constantly didn't believe us when we said the oven wasn't working and it took them coming over, not fixing it but making it STAY ON, and calling the fire dept to finally replace oven after 3 months of it just not turning on. the apartment heating is wonky and they said its 20-25 degrees colder than what it is set at downstairs due to our mess. Dust and pet hair should not be causing a 25 degree difference! Especially when the upstairs is a dang sauna! My roommates upstairs keep their windows open in winter when its set at like a normal temp of 70, whereas we freeze downstairs. The heat thing goes all the way to 85 but the downstairs doesn't get any warmer than 60 when set to that. It honestly feels like theyre trying to gaslight us into thinking that our perception of the heat and oven were wrong! The toilet doesn't always flush, the ceiling is poorly fixed from leaking before, the dishwasher doesn't clean the dishes so we don't even use it, the kitchen sink keeps spraying back at us when we try to use it... And the person I keep talking to seems to be only like 24 and doesn't know a dang thing about what is going on either!
I have had the most horrible experience ever with these landlords. Jose is a slimeball who will lie is way into getting you to sign a lease. They ignore maintenance requests until you threaten with legal action. If they don’t like you, they’ll ignore your calls. Jose verbally harassed me in my home and I was told it was my fault. We didn’t have promised WiFi for a month. The second bathroom didn’t have any water to the shower for three weeks and maintenance still isn’t done with light fixtures 3 months later. They show up unannounced at 7am routinely. The maintenance guys will smoke in your house, use your bathroom, and sit there doing nothing for hours. The downstairs neighbor had access to our apartment and after we informed them, they refused to seal the door until I again threatened legal action. This place is disaster. The owner should be ashamed.
Worst Real Estate Management Place EVER. Seriously, STAY AWAY. All the other comments about how it's a "Great" place to live are probably false, planted by the estate company themselves. I've been living here for the last three months before I started to smell bull and decided to move out. I've had -Three Leaks (Damages totaling up to $2000 in personal properties) -2 Broken Doors (The SINGLE closet I have and the ONE BATHROOM I have) -NO COLD WATER IN THE KITCHEN SINK -NO HEATING despite it being the END OF OCTOBER in ROCHESTER, NY -Constant Noise from the construction upstairs (Which they did not warn me about) I'm going to move out. I recommend anyone else with half-a-brain to STAY AWAY.
-Protocol is to send out security deposits 30-60 DAYS AFTER MOVE OUT DATE instead of the typical two weeks. -We were told that our security deposit was sent out in the mail, when we never received it we called multiple times, texted the owner/manager, and left messages with finance NEVER received any calls back we had to have a family member go to the office (we relocated out of state). Two days later we recieved a security deposit check in the mail dated for the day she went and complained to them NOT for the weeks and weeks before when they supposedly sent it. -Got charged $5 off security deposit for not replacing smoke alarm batteries (they’re supposed to replace them NOT tenants, also petty much?) -WHILE my family member was in the office handling our issue with the security deposit, a contractor was there as well disputing them not being paid for the work they did. They also apparently had multiple fines on their desk. -RARELY if ever let you know when maintenance was coming, only sent maintenance after repeatedly calling different numbers at their office. (Emergency number is never answered) -maintenance showed up unannounced multiple times and were unaware that no one knew they were coming -my friend who rents from them said they went a month without power in their room because maintenance never came/answered their calls -once called maintenance because a circuit blew in our apartment towards the end of winter and was told to fix it myself, after trying I realized they changed the lock on the basement and never gave us an updated key/code. -Whenever they do fix things they do it the cheapest way possible, our screens didn’t fit in the windows so they replaced them with adjustable screens someone could easily break into -when we first moved in all of the cars in the parking lot windows were smashed and raided (apparently a regular occurrence according to a neighbor), management did nothing to help prevent this from happening again (camera/security signs, more lighting). This place has so many bad reviews, you can’t make this stuff up. This obviously isn’t just one tenant that has it out for them it’s multiple tenants who all have issues with the way they’ve handled/run their business. PLEASE listen and do NOT rent from them, the only time I’d say okay is if you’re absolutely desperate.
Very disappointed in response time from management. We have left numerous messages regarding problems with our rental. I would not ever rent from them again. Please if you are looking for a rental, think twice before renting from the property owners.
Apartment was never finished being painter, extremely uneven floors so that frigde door and kitchen drawers cannot fully open, left tons of old wood strips with rusty nails ut for us to clean, did not finish apartment until a month after we had been paying for it. Good luck dealing with the roaches endless stream of people banging on windows to come inside. I have had workers multiple times try coming thru my door and even my window.
Several ignored maintenance requests, misleading online advertising regarding parking, maintenance personel urinated in my apartment and didn’t clean it. Jose promises everything, delivers nothing—never trust him. John Boychuk is the most incompetent property manager I’ve encountered. $50 in unexplained charges I paid purely to preserve my credit score. These people are thieves and don’t respect legal precedent.
Here are some highlights; -Electrical issues/shorts -Packing paper left in broiler, started a fire first time I used the oven -Could hear my neighbors have sex -Could hear my neighbor's dog--the guy would leave for 24 hours and the dog would howl from loneliness :( -Constant MJ smell -People discard large junk in the hallways -Outside light doesn't work, uneven steps, homeless people digging in the garbage. -Laundry room is over run by spiders and smells of mold -Close to bars, house parties... makes street parking impossible on the weekends. -Very quick to hike my rent 23.4% at the renewal of my first lease. I was too broke to move and it caused a great hardship to my finances. -They leased to a few very unstable people who would pound on everyone's door at 12 am to pick a fight with others over the laundry room.
Bought house. Raised the rent immediately. Argued for a month about the pre-existing lease, then harassed parking lot owners resulting in revoked parking shortly followed by towed cars with less than 12 hr notice, then they sold the unit. Moral = Bought. Harassed. Overcharged. Sold. Run!
If you are considering renting from Maison, I strongly suggest you find ANY other property management group. These people are callous and neglectful. You will be outright ignored most times and treated like a nuisance when they do decide to finally contact you. Their staff consists of rude, incompetent thugs who have no idea how to solve common renter issues, only make them worse. They have looked the other way while my happy home of 9 years turns into an uninhabitable hole since they bought this complex a few months ago. Best of luck to anyone searching for a rental out there, It's not an easy process. You will save yourself a lot of time and anguish by avoiding Maison Properties at all costs!!
Do not rent from Maison properties. They are liars and crooks. They do not fix anything and may false promises. They are rude and disrespectful. Pay a ton of money just to get people butt to kiss. No 24/7 maintenance and take their sweet time to assist in an emergency.
Maison Properties is one of the absolute worst property companies I have ever rented from. The owner doesn't maintain the buildings she owns and doesn't respond to complaints or issues quickly, if at all. She also lies about when issues will be taken care of among other things. I would avoid Maison like the plague!
Unprofessional and rude, except for the showing agent who is quite nice. Apartment was not cleaned at all when we moved in. We did not have heat for over a month after the New York State mandated October 1 start date; then, in mid November, they got the heat working and the apartment was overheated, as much as 100 degrees F, for 3 more months. Then we got at least one rat or squirrel, and they did not attempt to fix this problem for weeks. Eventually they plugged the hole, and it started getting in a different way. They repeatedly visited unannounced, and were horrible to other tenants in the building. They were confrontational and avoided/ignored our serious concerns.
Total sleazeballs. I left the place in better condition than I found it. They took my whole deposit then tried to charge me for repainting, even though they had painters in the day I checked out before they even inspected the place. They never fixed broken windows that I reported the day I moved in then they had the chutzpah to charge me for the same broken windows!
I took them to court to get my security deposit back after they didn't take care of the mouse problem. They still haven't given me that money and I probably going to have to get the martial. 1 mouse is one thing, but I was finding poop on the counters daily, and they were being extremely unhelpful to the point where they were screening my calls. They often said they would come out and install this or that, but they never really did. And when I complained that the dryer was broken, they said they sent a guy out who said it worked fine... and he must not have even touched it. Seriously don't ever do business with these people.
I lived in one of the properties Maison owns and I can say that I almost died of a heart attack dealing with their staff. They are racist, and very unprofessional. If you have an issue with your apartment, they WILL NEVER COME AND FIX IT!!! Heidi the owner is one of the most unprofessional human I have ever met in my life. She will hang up the phone on you and will screen your calls to not answer. Then you have to deal with Joe that finance person, and he is RACIST!!! He looks at you like you are dumb and he is smart. He will sit in his office and eat all day without calling you back of providing you answers to your questions. STAY AWAY FROM THIS PLACE!!
Horrible experience. Landlord knew there were bed bugs in this apartment because they treated only days before we moved in but they never mentioned it. All of my kids belongings had to be cleaned by us and treated and we still dont know if any bugs are in couches and chairs even after the items were moved out. Then came the mice and droppings on counters, tables and stove. Clogged bathtub drain, refrigerator died, receptacles that dont work, circuit breakers kept tripping, filthy, disgusting, dirty upon move in as it was never cleaned from previous tenant who had a cat. Landlord promised to have place cleaned and treated for cigarette smoke before move in and it didn't happen. Cat piss and litter found in the bathroom, carpets caked with fur. Unresponsive landlord and management. Spent only 2 weeks in this place and it was a nightmare. NEVER rent from Maison Properties.
