On the initial walk through when we moved in, we noted several issues immediately. We were okay with them, just didn't want to be charged for them. Primarily was the carpeting throughout the entire house was just terrible. Looked like it hadn't been replaced in decades and the previous tenant had spilled candle wax everywhere, there was tack ***** missing between the entryway and living room so we were often stepping on staples. We pointed this out in essentially every room and she just told us they already knew they were going to have to replace the carpet so don't worry about anything I may do to it. (I WISH I WOULD HAVE GOTTEN THAT IN WRITING)
When we moved in, I purchased a carpet shampooer to attempt to make the carpet somewhat better, but nothing helped. The carpet was disgusting and sticky and we couldn't bare to walk barefoot in the house. We paid a $600 security deposit plus another $400 pet deposit.
Upon moving out, I contacted her every couple weeks about the deposit and she said it was on the way and that they legally had 90 days to get it to me.
Finally, at the very end of the 90 days, she mails me a check for $100 and a note detailing all of the damage we did. Claimed there were holes in the wall in one room - a room that we literally didn't even use. The door stayed shut and we were never in there. Claimed that the carpet was covered in dog hair and smelled like urine - any time our dog had an accident, we shampooed immediately, but again, the carpet was destroyed before we moved in. Claimed the grass hadn't been cut upon move out, but my father was there the day we moved cutting the grass and helping us pack.
We would have fought back, but my husband was going working on getting a security clearance and had to have GOOD landlord references for everywhere he lived, so we didn't want to start a fight with them.
