I've live there and from the sounds of the negative reviews it sounds like it all came from one sour person. I think Kia is a great landlord and I never had any problems with him getting things done. It's all about communication and planning so if you let him know of an issue then he will get it done. The townhouse is conveniently walking distance to campus and you wont waste your time looking for parking. I would recommend this place especially if your attending GMU.
Those other reviews are just a bunch of haters. They were probably scumbag tenants who don't know how to communicate via real person2person interactions. Those individuals LOVE trolling online, period. Kia is honestly such a chill landlord. He is down to earth and can relate to the college lifestyle!
My only regret is that there isn't a Fuuuuuuuuck No option under his recommendation. Once he has all the money in hand he disappears until he needs more money. He will tell you to fix things around the house in return for leniency and lesser rent. After the tenants finish with the repairs and remodeling, he jacks the rent up making it seem like he was the one who renovated the place. Real class act...
I personally put more work and effort into the property when I moved in than the property owner has for the last 10 years+. Don't fall for the bullshit about how he will hook you up with this and that and get you into the D.C scene. He has no true property owner merits and your efforts to improve the place will be a waste. I would highly recommended this experience if you are planing to move to a third world country and would like to prepare yourself.
Kia is a chill guy and has a lot of sway in DC. He own a company called Sinergy that has A LOT of hookups around the DC Metropolitan Area. The house has been through many different college kids hands and could use some upgrades, but if you want a landlord that does not breath down your neck and hassle you for useless stuff then he is your man! It is a super plus that the place is in walking proximity to campus :)
He is the worst landlord in kings park. He shows up for the renewal of the lease, then disappears forever. He hassles with your security deposit. The house is shitty and if you ask him to fix anything he basically sends his uncle Vinny. That was a joke, but he doesn't send a professional to resolve the matter. He basically does enough to keep the tenants there!!
