Be very careful. Walked the property without and power on, multiple issues that made it technically uninhabitable, spent a ton of money up front getting it fixed up, a lot of work on broken items, nasty conditions left by previous tenants, Sent it all to him via texts and emails, Then he gets Amnesia at the end of the lease and takes a portion of the security deposit. He will take your free labor for profit, and screw you in the end. Talks a big game, does nothing. Suing him.

Location was great, but the landlord really only did the bare min and always talked a big game, then often times didn't follow through.

Worst landlord. Only comes to pick up money and then is gone. Never answers or replies to emails. I don’t recommend at all ! Run !

Overall lousy landlord. Did so many repairs on our own.

I've live there and from the sounds of the negative reviews it sounds like it all came from one sour person. I think Kia is a great landlord and I never had any problems with him getting things done. It's all about communication and planning so if you let him know of an issue then he will get it done. The townhouse is conveniently walking distance to campus and you wont waste your time looking for parking. I would recommend this place especially if your attending GMU.
