Great apartment, Management team and Maintenance team! Jessica explained the application process and always on top of all the documents they must give. She even worked after hours and got me in a beautiful apartment in such short notice.

There is a reason every single review for jessica and phillop llc is terrible. Management does not answer emails or phone calls during emergency situations. They will tell you to only communicate through the portal, but will not say a single word after DOZENS of calls and emails concerning very serious issues with the house, such as a broken toilet, a moldy/crumbling/leaking ceiling, stolen property, and a broken electric box which caused the home's power to be out often. They do not have an office and they are never open, completely unresponsive during business hours. please stay away from this management group at all costs.

This landlord cannot be trusted. The building is a mess, pests, mold, all cleaned up for move-in but just give it time, the mold seeps through & the bugs come out. Jessica sends out a half-assed maintenance crew after begging her for weeks who don’t really know or spend time fixing anything, She is impossible to get a hold of and like other reviewers wrote here she will not return phone calls etc. Because the apartment is near Temple University students beware!!!!!

Completely incompetent and ignorant. Refuses to communicate with me, the tenant. Refuses to return my emails and phone calls about issues with my apartment such as water rushing into my bedroom window & causing black mold to grow under the flooring. I want to warn Everyone Do Not sign Anything from Jessica as the lease is written to screw you, the tenant, and that brings great pleasure to Phillop llc & Jessica. It’s their goal to house you in falling down/for sale buildings and then sue you.

The Most Selfish person I’ve ever had to deal with. After Numerous requests to return a phone call or email when your apartment is actually flooding over & over & over, I was met with Dead Silence. One of many water issues they accused me of vandalizing My Own toilet to Make it run & waste water.... WHY & WHO would do that.... that’s the person you’re dealing with here. Also my water bill is illegally split between 2 Sorry but I wouldn’t wish her or Phillop llc. on my worst enemy. Your Welcome.

Do NOT rent with Phillop LLC. We’ve had countless maintenance issues involving mold, flooding, and internal water leakage. They’ve refused to look further into the water problem and our water bill has gotten insanely high. They are refusing to offer us any aid during covid and practically forcing us to pay the water bill (which is not based on our water usage but the water wasted by this leak) and they have threatened eviction during this Covid-19 pandemic. We are good tenants who pay on time.

DO NOT RENT FROM PHILLOP LLC

Phillop LLC is terrible company to rent from. They are NOT licensed which in Philadelphia means "The Philadelphia Property Maintenance Code states that all landlords must be licensed in order to rent properties and collect rent." The properties have water damage and instead of fixing them, they will use scare tactics such as threatening to sue to get you to keep quite, they will use retaliation to get money from you. Jessica H will act very nice and pleasant, as soon as you sign the lease, she will be rude and dismissive. I have had water damage in my unit for a entire year and all they have done was paint over it and wait for it to come back. They do not give 24 hour notice before entering the property, they will charge you every week for "trash violations" Watch out for "move out procedure" they will threaten to charge double rent in an inspection of the apartment prior to moving out is not done.
