I love my apartment but the new manageme...
I love my apartment but the new management is just ruining the property. I have only had one mouse while others are constantly plagued. But I now have silverfish. I can't get rid of them! The exterminator is useless. Morgan Properties (the owner of HOTP) is cutting back on maintenance, cleaning contracts, landscaping, and salaries for staff (I understand). We are surrounded by Fairmont Park and the vines are pulling down the fences all around the property. They are charging back for everything and so have no reason to upgrade anything. If one persons heating bill is $350 a mo. and another in the same type apartment is $75, they deny that anything is wrong with the heater and will not replace it. Also, rents rise every year by a lot. The lease has specific clauses that negate the Landlord/Tenant laws of Phila and if you don't sign it, they won't rent to you.

Seemed like there were 10 semi-Annual inspections per year. They were constantly needing to enter my apartment. Wouldn't be bad except that maintenance and contractors leave a mess and don't clean up after themselves.

Come September of 2017 I will have lived at HOTP for 2 years, in that time it has changed management three times. The location is beautiful and convenient to shopping, schools, and transportation. I have noticed the following and have at times made mention to management these things. Pet owner are awful! Some do not clean up after their pets; what is so frustrating is that HOTP provides the bags for owners to clean up behind their pets. It’s disgusting see on your way to work animal waste on the actual sidewalks. Smoking - those that have such a habit do not dispose of their cigarette ***** properly. Again, HOTP does provide containers as you enter the builders for smokers to dispose of their ***** but I find that at times smokers are throwing the ***** from their balconies. Noise, granted it cannot always be controlled however, when tenants use the area next to the fitness center to have private gatherings the go on way too long into the night. The music at times has you feeling as if a concert is taking place. Also, there is a tenant that appears to be learning to play the drums. It can be a bit much at times but is an apartment setting the right place to practice? Maintenance, they are most pleasant workers at HOTP however, they are as technically savvy as I prefer. Instead of checking the motor and electrical functionally of the HVAC system they opt to change the thermostat four times and in the end the matter is never resolved. It’s the pits in the summers when the AC does not work or you develop huge water leaks and they do everything but resolve the issue. When the boiler breaks the price of gas goes up. My first year I had gas bills that were $200 a month or more and I never had the heat on! To be fair they did a major overhaul of replacing the windows and patio doors and this year my gas ran about $80-$100 during the winter season, I still do not keep my heat on mind you. There are tons of issues with the water, so much so that some months the water is shut off 3-4 times a month for repairs, and where is the hit for cost? On the tenant, the water bill suddenly increases. I have met wonderful people while living here and we do try to look out for one another, however, the management company only looks out for themselves and their pockets.

Been at Henry on the Park for 10 months. Had a few minor issues which were quickly resolved. We like our building. No issues with management. The lobbies of the buildings and trash areas could use a bit more cleaning. No pet issues. All good.

I don't know if I will get to make more comments further in the review so I will make them here. HOTP used to be a fabulous community with caring management. In the past 10 years management has changed 4 times and now Morgan Properties of KOP is our owner. Over the 10 years, people the quality of resident has gone downhill as mgmt has kept occupancy rates high without regard to the community as a whole. They would rather have a 1 year tenant who destroys the property than a 10 year tenant who maintains their property, just to fill the apartment fast. Also, each year there are more chargebacks and they increase in amount without an improvement in service. Morgan has 'no skin in the game' anymore because they are passing on all costs to tenants. Here are examples: 1.There used to be a cap on heating costs that was reasonable. Now, with no cap, there is no incentive for mgmt to repair or replace inefficient heating systems and the tenant has to pay a crazy amount for heat. 2. Trash used to be free, then it was $10 a month, now it is $20. 423 apartments x $20 = $8,460 a month! 3. Hot water: we are charged for the gas to heat hot water. We are charged a proportion of the water bill. Both used to be included in the rent. Now the hot water is not hot enough so we have to run the water longer to get any hot water so the water bill keeps getting bigger each month instead of Morgan fixing the hot water system. 4. Also, with the rental system in place now, which a lot of properties are using, the rent for the same apartments is different. I don't think that is fare. When I moved in here I thought I would live here till I died. The apartment is gorgeous and very large, the view is spectacular, and the neighbors were nice. Now...I am looking to buy a house.
