Renting from Hanley was a great experience! The house was INCREDIBLE, and so were Hanley and his extremely quick responses. If you are looking for a rental in West Philly definitely look into one of his properties. 10/10!

Hanley is the best landlord I have had the pleasure of renting from in Philadlephia. In a city that does not have great landlords, in my personal experience, Hanley went above and beyond. He promptly fixed anything that needed addressing, would quickly and seamlessly replace any appliances, and always stayed true to his word. He was the perfect combination of attentive and good boundaries-we could live our lives in our home without interruption, knowing that our landlord had our back.

At 501 N 32nd St, Hanley provides affordable work/live spaces to artists and individuals looking for open, flexible environments. Industrial and somewhat raw, these apartments are not for everyone. These are amazing, light-filled loft spaces, ideal for artists or creative individuals that desire room to work, build and dream. I lived in this building for almost 9 years, and it changed my life. The flexibility and low rent allowed me to become a full time artist, and I will be forever grateful.

Hanley is a responsive, caring & reliable landlord. Our rent is well priced for the location and we are able to rely on Hanley for immediate communication whenever home repairs are needed. He responds within the hour and always checks in when he sends someone over. He takes great care of the property and we trust the relationships he has built with quality repairmen. He was generous in offering relief during Covid-19 after we faced layoffs. He is always available when we have questions/need help

I had the pleasure of living in a Hanley...
I had the pleasure of living in a Hanley Bodek original in 2012. Wow. Just wow. I'm guessing that the place was off the books, because it was definitely not up to code. It seemed to be a warehouse space that could have used a renovation at the time of purchase to make it habitable but never got one. Unfinished cement floors... The kitchen sink was a plastic shop sink. The heating and cooling was massively inefficient and the windows were all 19th century counterweighted numbers with cracks to the outside air like sieves. The place was absolutely freezing, to the point that other, smaller spaces (also not to code) were built by the tenants inside the unit to keep the heat in. My biggest qualm with Hanley was that he ultimately kept my entire deposit because "the other roommates told him I had guests over." I had no idea what that meant, as I had only had a handful of visitors, and I very much saw it as a predatory statement by a landlord who simply wanted to keep my deposit and knew that he had power over me.

I spent my last year of college and my first few months in the work force living in one of Hanley's apartments. Had I not needed to move for personal reasons, I would have loved to stay. Hanley always answered my calls and emails immediately. Once, a particularly rainy night caused our smoke detectors to go off by mistake. When we couldn't get them all to stop, Hanley came over at 2am in the rain to help us fix them. This was just one example of many times that Hanley came through for us. There was never any hassle and it was pleasant and easy to live there.

Landlords in Philadelphia tend to have a reputation for being sketchy and unhelpful, but renting from Hanley was a surprisingly pleasant and positive experience. He was highly responsive to our maintenance requests and would follow up to ensure that the issue had been resolved. We also felt a sense of mutual respect and fairness- as tenants, we respected the property and paid rent on time, and as a landord, Hanley was communicative and considerate. Overall, he was one of the best landlords I've rented from and, if the opportunity arose, I would not hesitate to rent from him again.

Hanley was a great landlord. He owns some buildings and houses in Powelton Village (where he also lives). He appreciates the history and architecture of the neighborhood and doesn't tear down and put up new construction- all of his houses have been respectfully restored or upgraded for contemporary living. Hanley is also welcoming and supportive of artists and has tons big live/work spaces to offer in the neighborhood. In addition to having MANY friends who rent from him, I also recently recommended my mom rent from him- she loves her loft! He was extremely fair about lease terms when I moved into my apartment and was also accommodating of timing, logistics and returning the deposit when I moved out. He was quick to respond when I needed any thing, but also gave us plenty privacy. We could use a few more landlords like Hanley.
