Greg knows that his tenants are inexperienced college kids, and takes advantage of them by charging exorbitant rent prices and asking for absurdly large security deposits (ours was $6000!!). The apartments are clean and nice looking but super tiny and cheaply built with thin walls, plastic everywhere, and poorly laid down laminate flooring. How tiny is the apartment? So tiny that there is only one furniture arrangement possible where you can fully open all the doors and not hit something. The kitchen looks like a hotel kitchenette. He has strict guest policies, where we are only allowed to have 6 people in the apartment at any time. On top of it all, we are constantly keeping cockroaches and ants at bay that come up from the restaurants below us. He also made us sign our lease for the next year within a month of moving in, before we really got a sense of how cramped and awful the place was, and before other places opened up so weren't able to look at other options or compare prices for the next school year. I've heard horror stories from other people renting his houses that they were charged similar prices for houses that were so damaged by carpenter ants that they shouldn't have been lived in at all, and Greg's solution was to just place a piece of plywood over the holes in the floors. Overall he's a conman and is not worth renting from.

Never had a problem w/Greg. Repair issues were taken care of quickly.
The few negative comments surprise me. He is constantly renovating his properties upgrading kitchens and bathrooms. He even lays new driveways with room for extra parking. I highly recommend Greg and his crew.

I had a wonderful experience with Greg as my landlord. He was always very responsive and happy to help. He treated us with compassion and respect and was quick to fix issues if a problem arose. I would recommend him to anyone in Williamsburg!

This landlord did a respectable job making sure that his tenants were cared for. He was always very responsive, whenever something around the house I rented out ever needed maintenance he made sure to help us acquire those resources or get them for us. Overall this land lord did a pretty good job of doing the best he could for his tenants which I know he had so many to take care of every year.

There is no landlord in Williamsburg tha...
There is no landlord in Williamsburg that is less deserving of your money than Greg Granger. He preys on college students and chronically raises rents to ridiculous rates since he knows the students' parents are paying for it. He charges security deposits that are unethically high ($1000 above monthly rent in my case). These high rents and security deposits are also for houses that are in poor condition, with crappy A/C, bad insulation, thin walls, gross toilets that clog easily, old/grimy showers and bathrooms as a whole, no WiFi or wash/dryer included, ***** yards, and slow maintenance.
He is poor at communicating, always passing on tasks to his secretary who is slow to respond (if ever). Granger will show up unannounced at times to "check on the house," which somehow always happens to be when there are friends hanging out. You are not allowed to have more than a dozen people over at your house at ANY time and if you do he will most likely send your house a rude letter with totally illegal sanctions.
All in all, I have had a poor experience with Greg Granger and do not think he is a good person nor business owner. He takes advantage of college students who are looking for off campus houses and treats them poorly.

Greg has a monopoly over a lot of Williamsburg off-campus housing so he is able to continually raise rents and provide very little for it. For Griffin Arms, though the apartments are relatively new and look nice, things NOT included in rent: water, wifi, cable, electricity.
