Absolute worst experience ever!! When moving in we were promised a cleaning crew which never happened as the house was filthy, ***** dishes in the sink and drying rack from previous tenants, empty and open food wrappers, cans and crumbs. One roommate did not have a bed, one bed frame was broken. Our door was broken and easy to enter (no security) the door ***** feel off which was neglected for a month endangering our lives. He made promises he can not keep. He is untrustworthy, terrible man!!!!!

Do not sign a lease with this man. He takes advantage of college students who are living on their own for the first time. He will scam you at any chance he gets. His houses are in terrible condition. Issues in just our house included: heat being broken all winter, the shower leaked, the bathrooms did not have working fans so there was mold, there were pest problems at move in, plumbing issues were consistent, the basement flooded and created a mildew smell throughout the house.

House was in complete shambles. At first we had a short list of requests before we moved in because there were broken blinds, peeling paint, a broken washer and dryer, holes in the wall, a broken front door, etc. He was pretty good at fixing some of these problems at first (temporarily because there was very obvious structural issues with the home). As time went on it took decently long to get into contact with him regarding issues in the house although he responded to most ware and tare fairly decently. However, my housemate was getting bit by bugs in his room and slept on the couch for the first 6 months of the lease. The problem was only resolved when my other housemate couldn't take it anymore and left so he took over her room and daniel preceded to ignore the issue even though he already had tenants for the next year who were unaware of this problem. When asked he was given no reduction in the rent price even though he did not have a room which he could safely sleep in. The attic contained rodents which you could hear chewing through the ceiling and running around (another problem mentioned repeatedly which was never addressed). At the end of the winter mice completely took over the house and we didn't go a single day without seeing one. They would go on our countertops and eat food off the stove. I left biscuits on the stove for a few hours DURING THE DAY TIME and there were nibbles taken out of one and when i placed a trap on the counter we caught a mouse. That didn't help much since the next night I saw another mouse on the same counter and we were virtually infested. Due to the COVID virus we had asked if it would be okay to use our security deposits for the last month of rent due and he threatened to take us to court and charge late fees even though the governor of NY said that that was illegal. He was not understanding at all of our financial situation during the crisis and all he cared about was potentially keeping our deposit even though we had kept the house in perfectly good condition considering how out of hand it had become. We had paid him in full if he used our deposits for the month of rent but insisted that we owed him money and that "I think it's funny how now that you owe money you say that the house is in poor condition" (very professional language I must say) when I think it was always very clear how poorly maintained the house was and stating that it was in poor condition was simply stating the fact that no act of God could make it any less livable and it was past the point of no return seeing as that one housemate was paying two rents so that she could leave due to how bad living there was for her mental state. 2 out of the 5 remaining housemates took back their security deposits by taking it upon themselves to pay for last month's rent in this way and not risking him taking their deposits and the other 3 were told that the checks were in the mail a week ago for theirs but they have not received them yet and do not know if they will be getting the full amount. Word of advice, its not worth it just find a different landlord or make sure you thoroughly check any of these houses before signing anything. (side note there were also no smoke detectors or carbon monoxide detectors until the future tenants asked for an inspection from Code enforcement- I blame us for being stupid college kids and not understanding how renting truly is but this is how landlords take advantage of young people so be careful.)

I lived in the city of Binghamton for three years and Dan was hands down the worst landlord. He overcharged rent for houses in poor condition, plumbing issues such as toilets running when we were paying for water, poor sink drainage, lead paint windows, water damage on floors and ceilings, so much so one bathroom floor was squishy under weight, mold in basement. We also had a mouse and ant problem when we moved in. Various things needed to be fixed while living there, not due to us, and only about a quarter of what we asked was fixed. Dan would come in with less than 24 hours notice and also unannounced. Further, our deposit was supposed to be returned within 30 days of the final inspection (around June 1st). Got it 2 months later with almost half the money taken out for nothing that was stated in the lease. This guy is a rat who only cares about money and not the people living in his houses, just pretends to, he’s very good at faking. He’s a slum lord and owns more than 10 houses in the city that I doubt are any better then the one we lived in, and overcharges students and unknowing residents so he can pay for his $400,000 home on a gated retirement community

Every other review is completely accurate, I’ve had the same/similar experiences with Daniel. He is extremely rude, avoidant and neglectful. There was an ongoing leak that he continually patched up and never fixed. Terrible moldy smell, shoes would grow mildew from being on the floor/near a window, windows grew mildew constantly because they were terribly insulated and old. House was in shambles and furniture was missing when we moved in. We found and epipen in an old couch that he brought to the house. He lied every opportunity that he could (even saying he had daughters who went to our school). Overall very charismatic which is even more creepy. Stay away from this man.

Living in Aaron Mitchell's property with Dan Lawall as the landlord was the worst experience of my life. Dan is not an honest or helpful man he lied to us about who owned the house. He rushed the lease signing, never explained it and got upset when we had concerns. If we ever contacted Dan after "business hours" he told us to wait for business hours (rudily). He would always come unanounced (claiming he notified us but never did). There was a leak when we moved in. We had to pay summer months. We were robbed during the summer and neither Dan nor Aaron offered any assistance and still demanded we pay rent on time. Almost got into legal disputes and threatened to take us to court. Never felt safe in the house with faulty locks. Pipes were clogged when we moved in and he claimed it was our fault. All the desks and beds we were promised were not there when we moved in. He later brought in old used furniture. He never addressed our issues in a timely manner and sometimes never addressed them at all. Aaron kept more than half of the security claiming absurd water bill and cleaning fees and false late payments. They won't answer your emails or texts until days or weeks later. All they care about is getting their money and keeping your security. If you have any problems with the house forget about getting them to fix anything.
