I moved into a filthy room with a bare mattress, after Joshua Hass of Cross River Realty promised in writing that the room will be cleaned before my lease begins. I ended up cleaning it myself, but that didn't stop from refusing to return my security deposit, claiming bogus damages in the amount of $500 for a one-month stay.
I saw the multiple negative reviews above, but went with Cross River anyway because I was pressed for time. Lesson learned... AVOID AVOID AVOID

Cross River has absolutely no respect fo...
Cross River has absolutely no respect for its tenants. Josh Haas was consistently rude both to me and my roommate. We had a mouse problem that was never remedied, a squirrel living in our ceiling, and once came home to a bird sitting on our counter after not having left the windows open. Once, the lights were out in the hallway that housed the building's washer and dryer for almost two weeks because CRR had not made sure that they had paid the electric bill. Overall nightmare. Would not recommend.

If at all possible AVOID using Cross River Realty. ESPECIALLY avoid living on the 2300 block of N Carlisle St.
CRR hired a man (TC - Terrell Collins) with a very dangerous past, they gave him a key to the home and put him as the "on-site emergency" contact person. Over 4 times he entered my home without warning, without invitation. He screamed, yelled, threatened, brought other strangers into the home and when I informed my landlord (Joshua Haas) of this ILLEGAL and SCARY occurrences, he simply put the blame on me. It wasn't until my roommate questioned TC having a gun on his body that the locks were changed, even then he could still enter the house just not our specific apt (he could still be in the entry way and upstairs). This man lived next door, he continually harassed me, and I ended up having to move out of the apt 4 months early! (After 2 back to back episodes of TC entering the home, and my car windshield being smashed with a brick).
He was a CRR employee, and CRR did nothing to fix the situation. So for your own safety, please DO NOT rent with CRR and especially not anywhere near the 2300 block of N Carlisle.
In addition, when I moved in the house was TRASHED. They asked for 2 weeks to clean it up, when I moved in after two weeks the fridge was filled with old rotting smelly food and spilled items all over, the oven was filled with burned items caked on the racks, the dishwasher had an AWFUL smell coming from it, the bathroom was a major mess, hadn't even been flushed let alone all the dirt surrounding it.

It felt like everyone in north Philadelphia had a key to my apartment. Landlord never responded. My parents had to pay for an exterminator cause landlord didn't seem to care that we had mice all year. Thank god I am out of north philly now

This is all besides the fact that I moved in and the house was a DIASTER. I wanted to move in at a certain date, they told me I needed to wait two weeks until the apt was cleaned. AFter 2 weeks had passed I moved in, the kitchen and bathroom were so filthy they were unusable.
They also never fixed complaints about rodents (a squirrel in the roof and ants)!
They also tried to tell me my bf wasn't allowed to sleepover as much as he was, but NOTHING was in the lease about the number of nights a guest can stay over. And when I asked the landlord how many nights he was allowed, he never would respond with a specific number.
ALSO the landlord had a TERRIBLE response rate. It could take a week or more to get him to respond. My last email to him, never received an answer.
