DO NOT RENT FROM CHRIS!!! Our heat was broken downstairs for 4 weeks and the temp. dropped below 50 degrees, which violated our lease agreement. Chris ignored our messages to have it fixed, claimed he sent someone to fix it (so someone let themselves into our house without our knowledge if he is telling the truth, either way it wasn't fixed). Now he is holding our security deposits hostage, despite the fact he was at fault for violating the lease. He never had the houses cleaned, so they were disgusting when we moved in, filled with trash left by the previous tenants (was in the height of the pandemic, too). In a house full of 6 girls, Chris sent not so handy-man Dan into the house without notice. Dan let himself in and proceeded to enter a bathroom that was occupied by one of our female tenants, who was in the shower. VERY DISRESPECTFUL AND VERY SCARY. Dan then had the nerve to say that the tenant had FRIGHTENED HIM!!! Unfair landlords, they do not keep their word, and if you rent from them, prepare to be frustrated, freezing, and ***** at Chris and Dan for the duration of your lease...possibly the rest of your life. ***** them seriously.

Very unhelpful and uncooperative Landlord. He will promise to fix the problem, and take a while to deliver or not deliver at all. Our washing machine broke once, and it took Chris 2 weeks to finally show up and repair it. We couldn't clean our clothes for 2 weeks! This man's word has little value, because he rarely follows through.

We were shown our house on 32 Tremont Ave by Chris's father-in-law and Property Manager Dan who was initially extremely friendly and made countless promises about our house. It needed some work, so he said our house would be professionally cleaned, have all rooms painted, all repairs finished, etc. before we moved in. We had high hopes based on this experience and were excited to move into our first house. Unfortunately, as soon as we moved in, we realized we made a terrible mistake.
When we arrived, the house was in the exact same condition as the last tenants had left it. No repairs had been made, no rooms had been painted, and of course, no professional cleaning had occurred. It was also at this point that we discovered the true extent of the disgusting state of the house. There was mold everywhere, holes in walls, filthy floors, missing windows, ***** cans under couches, doors which led outside had broken handles and no locks. The mattresses, if you can even call them that, had no protectors on them and were mostly likely 20+ years old with questionable white powder coating the surfaces. Since I can't imagine a young guy like Chris has been renting that long, he or Dan probably picked up these old mattresses off the side of the road. It was basically unlivable. Thinking there must be some mistake, we called Dan and asked what was going on. Dan immediately started claiming he didn't promise us this or that. After this encounter we realized Dan was not going to help us out so we instead spoke straight with Chris from then on. Chris was just as bad as Dan unfortunately and lived in New Jersey so he was almost never around. In total, it took months before some of these issues were addressed, some of them either being completely ignored or delayed so long they were never even done. We wound up having to do most of the cleaning and repairs ourselves since it was clear that Chris wasn't going to have them done.
To top it all off, our neighborhood was awful. Loud, suspicious people walked by at all hours of the day and night, we had nails put in our car's tires, and we all had our mail/packages stolen. If you literally don't care at all where you live, then the houses Chris and Dan own will be perfect for you. If you're normal and care even a little bit, AVOID CHRIS AND DAN LIKE THE PLAUGE! I know they assume college kids don't expect too much, but the very least, the houses should be habitable and not falling apart. To present these houses in such decrepit conditions and take advantage of young adults like this should be illegal.
Here's a fun little piece of info. The total cost they were taking in for our house each month was $2250. We estimated Chris was most likely paying around $300-$500 per month in mortgage payments and taxes for our house. In other words, he was raking in close to $2,000 per month for our one house for literally doing nothing. Together Dan and Chris own close to 20 houses, so you can do the math on how much they take in for doing nothing. All while Chris lives in a $700,000 house in NJ (we googled it).

These are pictures of the house at the beginning of our lease. Our landlord thought this was an acceptable condition to rent out to new tenants. The house had mold, there were windows missing, no locks on doors, or the door handle was missing, there was gum on the ceiling and on the walls, holes in the walls and the mattresses were disgusting. When we viewed the listing the landlord said these issues would be taken care of. Despite this, they were not dealt with in a timely manner, and we had fight to resolve each issue , some at the end of the lease were still not addressed. Overall this landlord was nothing but issues I do not recommend him, he did not invest in the property or his tenants.

Chris is barely the landlord. He lives in New Jersey and comes up about every other month so everything is done through his father-in-law, Dan, who is awful. Our cabinets collapsed and it took him two weeks to get it fixed. Our sink pipes burst and they didn't send anyone to fix it for 2 days. In the beginning of the semester our fridge didn't work and it took over two weeks for them to fix it. The maintenance guy Mike is super sweet, but it's Dan or Chris who sends him and they never do so in a timely manner. I'm not expecting luxury housing when I pay $425 a month for rent but a responsive landlord would be nice.
Also, when we moved in the house was disgusting. Dog hair, mildew, questionable stains and odors in the fridge, floors so gross it turned the bottoms of your feet black if you chose to go barefoot. It was clearly never cleaned when the previous tenants moved out, even though Dan had promised us that a professional cleaning crew would come in and clean the house before we moved in. There is even a fee on the lease if we don't clean the house before we move out, but if Dan or Chris charged the previous tenants for that they clearly never put it towards a cleaning crew.
