Years of renting experience could not prepare me for the H*** on Earth that is Carolyn Bandy. Regretfully, there were MANY red flags before we signed the lease, but my boyfriend at the time was insistent on moving forward with the place because it had a garage which is rare in Durango. RED FLAG #1. First, she requires you to provide your banking account number which she claims to keep in a filing cabinet in her home. I have never been requested to provide such information when applying for a rental in my life. She claimed that since we are using something of hers its a collateral. DO NOT GIVE HER YOUR ACCOUNT NUMBER! Luckily I refused and she still leased us the place. RED FLAG #2. When signing the lease she insisted that we sign for 5 years. FIVE YEARS!? Are you kidding me? AGAIN, do not give in, we ended up signing for 1 year (thank God). RED FLAG #3. As you tour the place you will notice how Carolyn (Jeannie as she likes to be called), will point out how clean and pristine all of the town house is, she will then boast about how her husband was one of the first builders in the Skyridge neighborhood. That's fine, what you will also notice is that the carpet or any of the fixtures have not been changed since the home was built 17 years ago. She will then go on and tell you how she takes great pride in keeping it clean and will insist that is why she charges such a high rental price. RED FLAG #4. Jeannie has a very strict NO PETS policy. That is one of the main reasons she rented to my now ex boyfriend and myself, we don't have pets. However, we have friends that have dogs, you know like anyone else that lives in this town. We ran into our first encounter with this issue THE FIRST WEEK WE MOVED IN! One of our friends who was helping us move just so happened to have a dog. So while we were moving the dog was in the back yard. Well, because of this, she catches wind that we have a dog in our back yard from one of her "eyes" in the neighborhood (she has many apparently). She later comes to our house to verify that we don't own a dog, while also threatening to sue us if we do. She goes on and on explaining how previous tenants have lied to her about pets, she invariably sues them and she has won cases against her previous tenants. Fast forward a few months, Jeannie still comes by periodically to do random "checks" of the property. She gives you very short notice and goes through the entire property. Looking through all the rooms, probably going through our drawers, who knows! Again, I have NEVER had a landlord who did this. Now fast forward 8 months after signing. My boyfriend and I break up and I move out. My ex boyfriend decides he doesn't want to live their either. God forbid we have now BROKEN our lease. That's fine, we take responsibility. HOWEVER, most landlords in that situation would actually try and find new tenants to fill the vacancy. Instead she does the absolute BARE MINIMUM in trying to find anyone to fill the spot. No adds posted in the paper, nothing listed online (trust me I checked). All she does is put a for rent sign outside the front, OH, and raises rent! She bleeds us, all utilities have to be kept on, and she just sits back and collects her checks. After the lease is over, she still wants to charge us to clean the carpets. HOW ABOUT YOU CHANGE THE CARPETS FIRST?! Clearly she has left a bad taste in my mouth. All I can say is follow your gut, listen to the red flags. She likes to invade your privacy, threatens to sue you, and will bleed you dry of all your cash. Stay away!!
