Lois with All American property is shady...
Lois with All American property is shady and deceitful. She will be one way to your face but all the while she is on the take. She does not look out for the interest of the buyer or renter and instead will attempt to find ways, even unethical ones, to keep your money. Make sure you keep good records like me - and I even encourage you to record your interactions with her. My story is so long I couldn't fit it into this review so I'll leave you with just a small glimpse:::: We started out leasing for a yr. then we wanted to enter into a 2 yr. lease - the owner agreed and then came back to us saying that Lois said we should just do a 2 yr Land Contract so we did. The Land Contract was to expire Oct. 1st 2017; however, my husband took a promotion and is being transferred across state. I gave notice in June of 2017 that we would be vacating a property at the end of July 2017...we even graciously said that we would leave Linda with $2000.00 'just because' as we knew we were leaving the contract. In addition, though I was not obligated to as I was buying the property via a Land Contract, I agreed to let Lois do a 'Walk Thru' and take pictures. When she was leaving, she stood at her car door and said again "Linda (the owner) knows that the escrow money is not hers. She will do the right thing." And I have a witness who was standing right next to me when she said it. Lois denied ever saying it (thank goodness for 2 witnesses on 2 different occasions). Lois also refused multiple requests to confirm the amount of money we had in escrow - even when I confronted her in her office about it. She told me she was too busy to pull it up and to email her again requesting it (though when I walked in she was chatting with another lady about another lady's health issues). Alas, I digress - The next thing I know - On July 19th 2017, Lois emailed saying Linda was in contact with her attorney regarding a Default of the Land Contract as I had given notice of our intent to vacate and wouldn't agree to just give her (Linda) $2500.00 for leaving. We had said we would leave her $2000.00 but when she demanded more we said no - if we couldn't agree on $2000.00 when we were already being gracious, then there would be no agreement. Keep in mind that our reason for exiting the Land Contract at the end of July is because my husband received a promotion and is being transferred across state so it's not like we are just trying to find a way out of the Contract. Anyway, we have always had All American Property auto draft our payments/escrow so we have NEVER been late (3 years and never late). While there is legally no default, All American Mgmt and Realty is acting like there is because we gave notice of 'intent to vacate' and are refusing to return our escrow funds which is over $6000.00. I replied that I would come to their office for my escrow check this week and I would not accept any delay short of a Court Order. Lois then advised me that there would be no check for me - that I could not have our escrow money unless Linda (homeowner) said I could and she was waiting for instructions from her attorney. The problem with this is that when we entered into the Land Contract, we had to pay Linda back for the taxes she had just paid in (In Michigan you pay property taxes a year ahead) so there is no way legal or otherwise that we should have to pay next years taxes when we are leaving. Not only that - it gets even more shady. All American Property Mgmt. has already listed the house available to sell in August on their FB website. When the house sells, whoever buys it will, by law, have to reimburse LINDA for the property taxes paid on it - so she will be paid back for property taxes paid out of OUR escrow money. Talk about working the system in a shady and deceitful way and all under the shady eye of Lois who knows EXACTLY what she is doing. After I told her we were not authorizing her to pay taxes with our escrow money - she said (and I have it on record) that she had already put a check in the mail after I said not to. I've posted some pictures that I took of issues with the house when we moved in so the fact that we were willing to just give Linda $2000,00 because we were having to exit the contract shows we were trying to be nice - until they attempted to just take our money - it wouldn't let me upload the videos showing the really bad paint/blind damage. DO NOT DO BUSINESS WITH THEM IF YOU ARE LOOKING TO RENT OR BUY A PROPERTY THEY ARE MANAGING FOR SOMEONE ELSE. YOU ARE RISKING A LOSS IF YOU DO. IF YOU DO CHOOSE TO DO BUSINESS WITH THEM, KEEP DETAILED RECORDS - I WOULD EVEN SUGGEST RECORDING ALL INTERACTIONS TO FURTHER PROTECT YOUR INTEREST.
